Summary : A driven individual willing to embrace the intricacies of real estate development, planning, design, and construction through diligent management and leadership capabilities upheld in integrity and accountability Due Diligence/Entitlements Evaluating sites for utilities, zoning, compliance, site plan approval process and ID site development issues Coordinate, apply, and present for entitlements Oversee and develop preliminary site plans and master plans Assess design and construct-ability aspects of projects Direct and participate in project design Engage, coordinate, review and assess all surveys, environmental reports, geo-tech reports, engineering reports, etc. Prepare budgets, budget analysis, and cost evaluation including expense monitoring and variance analysis for construction, architectural, and engineering services Architects & Engineers Formulate the team of design professionals Procure and analyse proposals from design professionals Negotiate and contract with design professionals Coordinate design professionals to establish project feasibility, conceptual designs, schematic designs, design development, permitting, construction documents, and construction administration Monitor design professionals project schedules Monitor design professionals costs with project progress and budget Review all plans and specifications for completeness and construct-ability prior to bid and construction administration Construction Coordinate pricing checks through the design process Manage bid process: ID contractors; coordinate bid compilation and submission; review and assess bids Coordinate with design professionals and contractors on value engineering Oversee construction from project feasibility through final completion being and holding others accountable for budget, schedule, quality, and other aspects Monitor construction budget and schedule. Apply understanding of pricing methods, schedule methods, and pay applications to ensure best practices Assess, review, and approve monthly draw requests Assess, review, and if applicable approve change orders Assess and review RFI's and submittals Conduct site visits and Owner, Architect, and Contractor Meetings to oversee contractors performance and work Assess and direct project documentation at all stages to ensure compliance with overall project, philosophy, schedule, budget, contract administration, and design
